For example, advising the client to make extreme modifications to appeal to the ideal buyer is often necessary. "As skilled experts, we know how to maximize price for the client, which can mean getting them to understand that the money they spent customizing their property must, in some ways, be reversed to suit the general market," Moss explains. "In other cases, strict pre-qualification of buyers, signing NDA's, and other important criteria must be met that is more intense than representing a traditional luxury client.”

When reflecting on luxury as a whole, Ben Moss feels that luxury is more of a state of mind than a price point. "Luxury can mean $2M in Green Bay or $20M in Miami. You know it when you experience it," says Moss. For S&E clients, the experience is especially important as their home often serves as a place of solace and privacy.
